The first 13 blocks in the Forbes Shire Council land release on Edward Street were allocated through an oversubscribed ballot system on September 30, more lots sold through local real estate agents the very next day.
"It was the happiest night, there was such a good vibe," Mayor Phyllis Miller said.
"The sale was completed through a ballot process in which each applicant was given a number and when drawn out of the barrel, they were given the opportunity to pick whichever block they desired from the 13 lots on offer.
"This was the fairest, most transparent way to conduct a release," the mayor said.
"We needed to see that everyone had an equal playing field and it was conducted in an open and public way."
Applicants had the lots in Phase 1 and 2 to choose from and not one stood down.
"Once selected, all lots on sale that night were accounted for," Mayor Miller said.
Stage one of the Estate was the first to go on the market with Phase 1 and 2 sold through the ballot night.
The following day saw Phase 3 and 4 go on the market as a general release: all enquiries are directed to go through the local real estate agents; Century 21, Elders, Michael Robinson and Ray White.
"The ballot night saw 13 lots sold ranging in size of 1008 square metres to 1166.5 square metres," Mayor Miller said.
"Phase 3 and 4 have slightly larger lot sizes and following the ballot night a further eight lots sold in these two phases. Absolutely incredible!
"The two larger lots will be subdivided into smaller blocks."
Services are currently being installed at the Edward Street estate and it's expected building will be able to begin in another six months or so.
"Sewerage and water services are being put in as we speak," Mayor Miller said.
"Electricity, NBN and all the other services will be quickly following and I believe that by Easter next year we will see building out there.
"We know regional living is very much sought after and Council has a responsibility to provide for its community.
"This initial launch was able to service our locals need for getting into the market.
"As we progress we will see project home builders buying into the estate. It was very important for our locals to get first bite of the apple.
"Buyer enquiry has been very strong to date and Council will now begin marketing the estate to a wider audience.
"This Estate will definitely get the attention of those looking for larger lot sizes, out of the flood zone and beautiful westerly rural outlook."
Goldridge will eventually roll out 221 residential land blocks.
"We will continue to release more land as the market demand warrants, giving existing real estate in town a chance to recover from the current competitive circumstances," Mayor Miller said.
"There will also be opportunities for small retail and services such as childcare within this estate given the demographic we are expecting to call Goldridge home."
